11 basic steps to get started investing in Real Estate
1.) Boost your Credit Score πŸ“ˆ
Having a high credit score is an essential first step to ensure you’re in a position to get great terms on financing. Take steps well in advance to get the highest score you can.

2.) Smash the Like Button πŸ‘
Trust me, it helps to support the channel and the YouTube algorithm gods love it.

3.) Save the Down Payment πŸ’°
Save all the money that you can. Most homes require down payments between 3.5% and 25% down depending on the lender and loan program. If you need help saving up for your down payment, try finding ways to boost your income by using cashback apps and secret shopping. These two ways are great to help you reduce your expenses so you can save more cash!

4.) Show Proof of Income πŸ“‘
Proof of income is really important. Your tax return for the previous few years is even more important. Lenders are looking for you to make money legally to calculate a debt-to-income ratio. A debt-to-income (DTI) ratio is a metric that banks use to calculate the risk you are as a borrower. It’s calculated by taking your monthly mandatory debt payments and dividing them by your gross income (before tax). The lower the DTI ratio, the better. Having a lower DTI gives you more breathing room in case of emergencies.

5.) Get a Pre-Approval Letter 🧾
Assuming you check all the boxes for the bank’s point-of-view, they’ll send you a pre-approval letter. This letter allows you to start shopping! It is a commitment from the bank that they are serious about lending you money and lets the real estate agents you will work with know you’re serious about buying a property.

6.) Understand your Market 🌎
Take some time to better understand the market you’re buying in. Where you buy your property is extremely important for the future value of your precious investment. Hop on Google Maps, learn about the school districts, and check out the local government to learn what you’re buying.

7.) Make Offers πŸ“‚
Here is the fun part, making offers. At this point, you’ve probability have seen so many property listings that you’re a real estate professional now.

8.) Get an Inspection (or Three) πŸ”Ž
Inspections are a great quick way to get a professional into your future property to let you know if anything might be wrong with the property. They are fairly cheap depending on the area the property is in, and if the property is large like a single-family home or larger, it’s highly recommended!

9.) Close The Deal βœ’οΈ
Now we’re getting somewhere! Closing on the property is a great milestone to strive to achieve. Once you close on your new property, you’re a real estate investor (not quite) but we’ll get there in a second. Buying a piece of property is an incredibly complex process, so congrats on the purchase of your first property! You can probably celebrate (just a little). The real celebration comes when you receive your first check from a tenant.

10.) Do Renovations That Are Needed πŸ”¨
If you don’t have expertise in real estate construction, it’s recommended to purchase a property that only needs light cosmetic renovations done to it. If you have little knowledge on how to remodel a piece of property and buy a highly distressed property, chances are high that your “investment” will end up costing you a fortune in the long run.

Now i wouldent of reached out to you but you said something ..and i stoped eating my breakfast and was like OMG.. so THE RICHEST MAN IN THE CEMETERY.. Story ..from the quote Steve Jobs used is from the story im writing out.. That i told Steve Jobs in 1983.. So the Richest man in the Cemetery is from my Insurance Sales man Adopted Grandfather who secretly.. (Now im writing the Story)) but my paw paw and the bank owner Robbed the bank.. Now its a hilarious story ..im 39k word into it as of today.. But people dont know the true story and i tell it as im telling Steve Jobs.. Theres way more to this story than anyone (much) knows.. But to be sitting here in Tx eating breakfast as i write everyday ..the story of Steve Jobs and me and the RICHEST Man. In the Cemetery.. Which im naming ONCE UPON A BANK ROBBERY.. now i notified the FBI a yr ago about what happend.. Im so so serious.. Not many people say those words.. But its an incredible story and involves the 22 yrs Steve Jobs called for me and the hidden story.. Now if you ? What im saying.. Watch the second Steve Jobs movie ..w Kate Winslet and Steve makes a comment about Mothers should let their daughters use the internet and something about not robbing the bank anymore.. That is reference to me and my mom … and the story of my paw paw robbing the bank. And what happend to the man who couldent pay back the bank interest ..lol cuz its funny..and it (the bank robbery) was an inside job ..and how ive been keeping it and why ive kept it hidden for so long.. But The bank owner n paw paw hired Bonnie n Clydes partners to rob the bank .. In 1932.. It was a set up. Now the story thats told in that small artical is the bs lie my paw paw and the bank owner made up.. And what happend to the bank owner the day of the robbery which is another story involving steve jobs and its hallerious too.. And more.. . Now you can google the storie of the 1932 bank robbery in grapevine tx.. The story has all the twists and turns and how my adoptive mom got the gold and what she had to do w it and how & what she did to shut me up from telling everyone from childhood and how Steve Jobs found out and how he was trying to rescue me.. Even though i was of age i had droped out of school n regained my place a yr behind so i still was under my adoptive parents home.. But he confronted my adopted mother about abusing me (which she was and had been for 17 yrs) and he nearly tore the door off our house and what they did to me for telling him that caused him to show up at our home and confront my adoptive mom befotr he drove off to catch his plane back to California.. the huge fight between Steve Jobs and my mom and all the stuff she did to me and steve and how they thretend each other and more.. I was just stuned that youre talking about my pawpaws storie that influenced Steve Jobs ..it involves drug abuse alcoholism, drugging other people, munchhousins by proxi and Stockholm syndrome and beatings and locking people up.. and famous people and major threats based on a lie from a crazy lady and suacide and the police and info about steves daughter lisa and chris ann and stories about steve no one knows.. And if i dont finish it..the true story of the richest man in the Cemetery will die w me.. I know it would be a national best seller .. Im just a single mom who survived as Steve Jobs is calling for me for 22 years and mom is lieing to him & me because he threatened to put her in jail and she thretend to ruin his career over bs.. So when she was dying she confessed he had been calling 22 yrs for me.. Now i was so damaged at that point ..i …well.. I dont wanna put it all out here.. Not yet.. The fear of the CEMETERY is from the funeral director in town and …its just an absolute hilarious and heartbreaking story.. I know this story would sell if marketed right all over the world.. Thus helping me get my kid and i out of poverty.. I sware to god on bible im telling the truth.. I met Steve Jobs at a 7=11 and i tell the whole story and how we quickly became bestfriends from both of us being adopted and i have the true story of the color blue he talked about..why there are pink phones and where the turtle neck and Jeans n tennis shoes come into play.. You dont hear any of this from Laureen or Chris Ann.i was between them .. We were sweethearts forced apart.. Maybe you would like to know the truth and help me get it published so i can leave. Money behind for my son ..like moms try to do.. Ok God Bless.. Once again.. I sware on bible im telling the truth.. Deedie..oh and i didnt seek you out on youtube.. You just happen to start playing behind another video that youtube put on as i was eating breakfast.. So contacting you wasent in my mind till you said my Paw Paws Story.. Steve Jobs quoted.. Lol. Now im a better writer then this here comment which i didnt edit.. So pardon my dyslexic mistakes.. Their is so much people dont know.. That's why Steve was so Private.. Because of what was going on behind the scenes.. Plus if anyone tried to bootleg this story.. It wouldent be funny or heart wrenching because they dont know what truely happend..only i am left w it.. Ok think about it.. I would like to pull this comment down after you read it.. I have a few videos on my page of my art Steve told me to never quit doing ..but.. Discuss it over w ur wife and maybe yall would help me get it to publishing.. And help me and my 13 yr old and continue to help urselfs.. Ps ur wife is beautiful!! Think about it.. Any Steve Jobs fan is gonna by this book.. Even Bill Gates.. There all gonna be sitting there w their jaws droped..
