It seems very common for people from expensive states to move to a cheaper state and get the most expensive place they can afford. Since you're a realtor, I trust you know what you're doing, but being from an expensive state (New Jersey), my preference would be to get a home of similar size as the (small) one I currently have, possibly with more land, especially if the gardening I start this year goes well, hopefully buy it in cash, and invest my money in the stock market or cryptocurrency.
My friend I've been renting a room out to is originally from CT but used to live in Las Vegas for a few years. Out there it's much easier and faster to get a gun than it is in CA or the Northeast. Even with the SimpliSafe, get at least one gun for home defense.

You are living my dream! I have always wanted to move to Vegas in your neighborhood – and boy what a house! Congrats man!
I live an hour from LA and my dad built our house from the ground up and it had 5 bedrooms, 4 bathrooms, a spa room, a living room, dining room, pool room, a study and it was all on over an 1.5 acres for much less than what you spent for a house in Vegas. It was also over 4,000 square feet. However I don't want kids so I'd probably do what you do and not get too many extra bedrooms either!
