So what do you do if those tenants leave your rental property? Rental properties are a gamble because in the time you wait for tenants and when they leave, you lose money. But also, if you get shitty tenants, what do you do when they flat out stop paying rent and refuse to leave? Lol

So am I understanding right that if I have a loan for house for rent for example $250k – I have to pay tax up to the amount of interest? I live in Czech Republic and we don't have to pay tax only up to the amount of interest $7k and only for your own living home.
    Thank you for the explanation.

I had to pause the video when you were talking about that you own 6500 Rental properties all financed.😮

With Covid didn’t the federal government pass a law that makes it impossible to evict people during the pandemic? I would imagine this law creates a real hardship on landlords as they still have to pay the mortgage.

Why can’t a «home» be an asset? If you for instance live in a home with 3 units , where you live in one of them and rent out the two other ones, this will bring money into your pocket. Wouldn’t this be considered an asset even though it is your home?

I still don't get it how taking debt to buy a rental generates cash flow, as usually the rent equals at best the monthly loan payment. Plus you need to maintain it and renovate, there may be months without tenants etc. At least where I leave, it's a liability as it takes money from your pocket.

I like how he can say if he gets in trouble with debt, it's as simple as declaring bankruptcy! It's a really poor and selfish attitude to take.

my father hasn't paid his rental place for years because he is ill and can't manage the property, however someone still lives there and pay the rent. The house might be taken by the government because of this unpaid debt, what can I do about it? I am 16 tho, so what should I tell my mum to do to help my father keep this house? We don't have enough money to pay this debt at once, and we rely on this rent to pay our month bills etc…

    Not agree
Rent is higher than mortgage, in a mortgage you pay little bit to principal every month then every year you got equity, the property price go up.
