BUYER BEWARE: VA does not set the VA mortgage rates. Lenders do and it VARIES based on the lender. It is so important to shop your VA rate because what I am seeing is madness, BS and needs to stop. I think you should clarify your statement on VA fees. The VA does set the VA funding fee.

She isn’t lying. USAA tried to screw me over 2% higher than the going market rate. Thankfully I didn’t buy a house in this insane and ridiculous market.

Is it worth refinancing for a 2.75% from a 4.125% but adding an extra 30k to the loan due to FHA fees, 1 point, and other closing costs? We should recoup in 5 years. Thanks in advance!

I just had a company call me about a VA streamline refinance. I told them I wanted to see the numbers first and they said they would send me the numbers. They sent me the application all filled out. I wanted to see if your loan would be better but you are all booked up. I have the application here if somebody could go over it with me.

Yes!! People love thanking a veteran for their service to butter them up, only to take advantage of them. Happens all the time.

It’s true! I did rate shopping with a few lenders with hundreds of fantastic reviews and 2 of the 3 quoted me well above 1% higher with higher origination fees than Jen quoted. We are so glad we found your videos Jen or we would have got suckered being first time home buyers and not knowing a thing!

I was told by title company , seller’s credits can’t be used to pay VA funding fee, is that accurate?

i’m getting 2.75%, no points paid and $8k towards closing via lender credit. What fees are commonly higher than others? process fee (800) underwriting? appraisal?

Can it therefore be concluded that predatory lending will continue as long as the FED keeps monetizing debt, and hovering federal fund rates near zero? They've already committed to a bond buying spree of about 100B per month. Additionally, could we also see the housing frenzy continue into the end of summer or early fall, if rates are kept at these levels?

As always thank you for your educational content.

I'm on Jen's team and see this alllllllll day long. It blows my mind how badly Veterans are getting ripped off in rate, points and origination. I spoke to two Veterans today who were getting quoted 1% higher than what we could offer. *PLEASE SHOP*ASK QUESTIONS!!! We are here to help πŸ™‚

Question….how long those it take for underwriting documents to be done once the seller and buyer agree on the terms of the contract?
