    I live I long island ny. An owner of a property who has this house in a LLC wants to sell his house 500k underpriced by 150k. House needs 50k work. He said 40% ballon payment the other 300k cash. I have 80k for down payment. Now should I ask a hard money lender for the 70% of the 300k do they care it has a ballon on the back end? Since that will be my problem only cause am thinking asking for a 6 month time line. Once I own the property and put a bank mortgage to access a line of credit to pay off the ballon later on does the bank care or will not give me a mortgage cause I still have 40% ballon payment . Thank you for your time.

    Great content and like the option of getting more Money off the purchase price by asking to see if open to clearing the debt earlier. Seems like a win win to me.

    I like that Matt and agree with you 100%, However, you may also include a small stipulation in the contract in case the owner decides to sell the note if he or she happens to get tired of the small payments at of course a discount that would give you first dibs at buying the note (or paying off the mortgage in other words) if the issue ever arises. Right? there is a term or word for that I just can't recollect it at the moment. Thanks, Matt you're a genius.
