    If you own a home and owe a lot still bc the mortgage is new (1yr old), how on God's green earth can you obtain an investment property without obtaining a loan and paying for it in cash? I thought about getting a HELOC but that's about all I can think of. any thoughts?

    How about an offline excel calculator. Just so that I have the confidence that bigger pockets isn’t capitalizing on my data entry? Lol
    Easy as stick to 1% or 2%. if the rent assessment is accurate, rents always going up, worth 260,000. 12% sounds a bit greedy to me anyway.

    Would be awesome if the calculator allowed you to back into what you would be willing to pay by putting in all income and expenses and telling it you wanted X COC return versus having to play trial and error

    I don’t get how u really end up making all the money back because ur making like 400 a month but u still have to pay off that 280,000 right?

    Is it just a SFR thing that people love Cash on Cash? Don't get me wrong cash on cash is great but IRR is where it is at.

    I was hoping this would help me make a decision about a property but I am more confused than ever. How on Earth are you make $2600 a month in rent and only calling it $459? Say what?

    I think you should update the calculators – instead of having to come down on the price a few times, you should be able to re-enter the coc return your looking for and it auto changes your offer price. Just a thought

    When doing an analysis why does nobody talk about income taxes? The cash flow number gets killed by taxes.
